We are pleased to provide an update on the next significant stage in securing the long-term future of Windsor Park and the sporting community it serves.
As many of you will be aware, the Windsor Park Community & Multisport Hub Incorporated Board has been progressing a strategy to unlock the value of a designated portion of land within Windsor Park. This initiative follows several years of planning, consultation, rezoning and project preparation, all undertaken with a single objective: delivering modern, sustainable facilities for future generations of Rugby, Cricket and the wider community.
Following a competitive selection process, the Board has formally appointed Josh Coburn, Director of Site Sales at Colliers New Zealand and his team, as exclusive selling agents for the property. This marks the commencement of the third and final stage of the project: the sale of the land and conversion of that value into a lasting community asset.
Windsor Park has been home to East Coast Bays Rugby and Cricket for decades. While the clubs continue to thrive, many of the existing facilities are approaching the end of their useful life and no longer reflect the expectations of a modern sporting environment. Significant investment is required to support growth in participation, improve accessibility, enhance the player and spectator experience, and ensure the park remains fit for purpose over the decades ahead.
The land identified for sale comprises approximately 1.28 hectares and currently accommodates the existing clubrooms and a junior training area. Importantly, all existing playing fields will be retained and in addition, the sale will ultimately significantly increase field usage, with the installation of lighting across all fields as part of the facility redevelopment .
Funds generated from the sale will enable the delivery of a new multi-sport hub and related infrastructure, including:
- A modern clubroom facility
- Indoor cricket training facilities
- New changing rooms
- Sports field lighting across all fields
- Playing surface and drainage upgrades
- Enhanced community amenities and public spaces
These improvements represent a once-in-a-generation investment in Windsor Park and the wider East Coast Bays community.
Colliers will shortly launch a structured Expression of Interest (EOI) campaign designed to engage the market and maximise participation from qualified development groups. All offers received will be presented to the Board for consideration. The process has been intentionally designed to preserve flexibility and ensure that all commercial structures, development approaches and pricing outcomes can be properly evaluated.
The Board's objective is to achieve the strongest overall outcome for Windsor Park. While financial return is clearly important, it is not the sole consideration. Any proposed purchaser will also be assessed on capability, track record, alignment with community values and their vision for the future development of the site.
Timing remains an important consideration. Progressing the sale enables the next phase of design, consenting and delivery planning for the new facilities, while also facilitating the legal and administrative work required to complete the transaction. The marketing campaign is expected to commence within the next two weeks.
The Board acknowledges that discussion around the future of Windsor Park has generated strong views over many years. The decisions made to date have been approached carefully, responsibly and with a long-term perspective. Our focus remains unchanged: creating facilities that will support Rugby, Cricket and the broader community for generations to come.
